Located east of the Village of Chacon, the Cordova Ranch is a piece of local history. Part of the Mora Land Grant, the 274 40 +/-acres has been in the family for generations. The 274.40 +/- acres are divided into two tracts. Years ago the owners carved out and sold a 10 acre rectangular piece part way up the mountain to a neighbor. That resulted in two Tracts: Tract ONE is 166.7 +/- acres and Tract TWO is 107.7 +/- acres. There is a recorded easement around the 10 acre carve-out. There is a boundary survey available that details the tracts and carveout. The Hermit’s Peak fire burned about 2/3 of the upper Tract TWO. Tract ONE remains largely intact. An old homestead consists of 2 uninhabitable houses, an old well and electricity. Coming through the entry from Little Alaska Trail, the road crosses over the Mora River on a new bridge and traverses the property. Pasture land is on a month-to-month grazing lease. Gradual ascent to mountain tops with absolutely gorgeous views. Streams. Ditch with water rights. Mostly fenced. Peaceful, yet within a few minutes to the town of Mora. Fire damage to Tract TWO is being evaluated at the moment and an adjustment to the current list price will likely be made ASAP.
