Property Description

The house is 1,272 feet. It is constructed of pumice crete, it has a 12 pitch metal roof, and the interior is smooth pigmented hard plaster. All the built-ins, cabinets, closets, and shelves are “blue” pine from a lumber mill in La Jara, Colorado. The floors are porcelain-ceramic tile in the bathroom, sunroom, eating nook, and entry. The rest are bamboo. All the windows have blinds with an R factor. The windows are awning-style or fixed metal clad. All the doors are “rustic” pine; there are two full-light, Low-E exterior doors—one in the solar wall and one in the bedroom. There is an attic, accessible by a pull-down stairs, with a temporary 16X16 platform for storage. At least two full-sized rooms could be constructed in the attic area. There are four radiant zones heated by an electric boiler. Two rows of solar panels on the roof provide a little over 1/3 of the net-metered electricity. There are no electric bills from spring to fall. An application for additional panels and a new digital inverter has been approved by the electric co-op and is ready to be constructed by PPC Solar in Taos. Pipes and plumbing for propane is in place as well. There is a back-up wood stove and wood shed. The permanent lighting is mainly LED down-lights and two sola-tubes. Appliances include a 22 Cu. Ft. refrigerator located in a larder off the kitchen, and a stacked washer and dryer in the bathroom. The garage is insulated and mouse-proof. Adjacent to USFS land. The house and land will be 3/4 acre carved out of an existing 2 acres, in order to assure privacy and to accommodate right of ways and views. There is a well that will be shared, although at this time the Domestic Water System is used for the other dwelling. There is one bedroom downstairs, and an attic space which is now used for storage but could be finished into bedrooms or other spaces. Radiant heat is provided to 4 zones via an electric boiler. There are solar panels which provide 1/3-1/2 of the electricity in the house. The plumbing for propane is in place. There is a mudroom/entry, mechanical room, walk-in front closet, kitchen, larder, and eating nook in the front of the house; the sunroom, commons and my studio space, bedroom, and bathroom/laundry in the back of the house. There is an enclosed patio & gardens out the back bedroom door. There are many birds and animals.
